WHAT IT ALL MEANS
Overall unit sales for the first four months of 2011 are down about 21%. Actual units sold in 2011 were 514+/- verses 2010 at 650+/- units.
Think about this... In the first four months of 2011 we have had about 2,599 listings and only 514 units sold. That means that only 1 unit has sold for every 5.1 units that were on the market, or about 20% of the units have sold. You got a 1 in 5 chance of selling!
This is not meant to be a scare tactic, but rather this is a market overview tool to be used to help you with understanding and insight to assist you when it comes to making an informed decision. If you are like most Sellers you will want a real estate agent that understands this and can help you position your home or cottage in this market to sell!
This is not the do-all / end-all tool. There are many factors to consider when it comes time to sell your home. Understanding the overall market is only oneof these many factors.

I’ve said it before and I’ll say it again…
Don’t just list your home/cottage with someone that tells you what you want to hear… in my world it’s called “Buying the Listing”. BUT rather, get the facts, make certain you see the numbers for yourself, and understand what they mean so that you will be able to make an informed decision. It’s in your best interest.
The best time to sell is the first four weeks your home or cottage is on the market and that is what you should be targeting! Today’s buyers are informed and will do comparative shopping. If you are serious about selling make sure you enter the market correctly when you are first listed as this provides the greatest opportunity to sell to the pool of the “Buyers in Waiting”… after that you will be waiting for new buyers as they enter the market.
